Wills and deeds

Spare your family the argument you will not be there to settle.

Why people put this off

It is not the paperwork, it is the subject

Almost nobody avoids making a will because it is complicated. They avoid it because it means sitting down and thinking about not being here, and there is always a better week for that.

What happens in the meantime is that state law holds a will for you, and it is not the one you would have written. It divides things in a fixed order, it does not know about the blended family or the promise you made about the land, and it hands your family a slower and more expensive process on the day they are least able to deal with it.

Most of the estate fights we have seen were not caused by greed. They were caused by an absence of instructions.

How we help

What we prepare

Wills

Drafted and executed properly, so your instructions are followed and the formalities cannot be used to challenge them later.

Deeds

Transferring real property, adding or removing someone from a title, and cleaning up ownership that was never recorded correctly.

Updates and reviews

After a marriage, a divorce, a birth or a death, so the document still says what you would say today.

Why us

We have seen how these fail

Forty years of Arkansas family law means we have also seen the aftermath: the will that was never signed correctly, the one that still named a former spouse, the deed that was written at the kitchen table and clouded a title for a decade.

Simple and affordable is the point. A will that never gets made because it felt expensive or intimidating protects nobody.

  • Wills drafted and properly executed
  • Deeds and property transfers
  • Reviews after a change in your family
  • Straight talk about what you actually need

Common questions

What people ask us about wills

What happens if I die without a will?

State law decides who gets what, in a fixed order that pays no attention to your intentions, your blended family or the promises you made. It is also slower and more expensive for the people you leave behind, and it is where most family arguments over an estate begin.

Is a form off the internet good enough?

Sometimes it is, right up until it is not. Wills fail on execution and signing formalities far more often than on their wording, and nobody finds out until the person who could have fixed it is gone. For most families the cost of doing it properly is small next to the cost of getting it wrong.

Do I need to update my will?

Yes, after anything that changes the shape of your family or your assets: a marriage, a divorce, a birth, a death, a house bought or sold. A will that names an ex-spouse or leaves out a child born later causes exactly the fight it was meant to prevent.

What is a deed and why would I need one?

A deed is the document that transfers ownership of real property. People come to us for one when they are adding or removing someone from a title, transferring property within a family, or cleaning up ownership that was never recorded properly. Getting it wrong can cloud a title for years.

How much does a will cost?

We keep wills and simple estate documents affordable deliberately, because a will nobody makes because of the price protects nobody. We will quote you at the consultation once we know what your situation actually needs.
